How we Help Tenants

Moving to a new home should be an exciting process, but it can also be very time consuming, challenging and filled with hurdles. We will help you to overcome these problems.

  1. Initial contact with a member of the Ship Shape Management team will help establish your hopes, expectations and identify your needs: such as type of property, rental level, area, number of bedrooms, bathrooms etc. Alternatively, you can complete our online brief in the information request section and we will be in touch.
  2. One of our team will then be designated to look after you and provide one-to-one personal assistance throughout the process. We will search through our available properties and in addition the portfolios of other partner managing agents, so that we can offer a shortlist to satisfy your budget and specifications.
  3. We will set appointments for you to see all short-listed properties, so that you can choose the right one.
  4. Once you have chosen, we will conduct all the negotiations in order to ensure that we secure the rental property at the best possible price.
  5. All documentation will be carefully explained to ensure you fully understand the legal implications before signing a tenancy agreement and committing to a tenancy.
  6. The initial money required will be detailed and a time and date arranged for you to pay. References may also be required.
  7. We will arrange a room-by-room inventory check-in, which you should attend to ensure that fixtures and fittings together with décor are as recorded in this document. Prior to moving in, we will assist in transferring all utilities into your name. (We ensure that all gas appliances are safety checked annually and you will be given a current certificate at the start of your tenancy.)
  8. All rental payments will be collected monthly in advance.
  9. We will be your central point of contact for the duration of the tenancy agreement and liaise directly with Landlords on your behalf should any problems with the property arise.
