How we Help Landlords

The Ship Shape Management approach ensures that you will receive an excellent return from your property rental. We will advise you on ways to maximise the properties rental potential as well as minimising any vacancy by constantly advertising the property on our site, even when occupied. We also constantly gauge rental levels of similar properties in the surrounding area, to accurately price yours for maximum interest and minimum vacancy.

Marketing your property

We will advertise your property(ies) by postcode location through our online portal. However, we will not remove your property from the site even when it has been let, we will simply state the ‘Current Tenancy end date’ to maximise exposure and minimise any potential vacancy in the property. The depth of information provided about your property on our site, will ensure that our applicants are able to get a clear knowledge before physically doing a viewing. Finding the right tenant

The type of tenant will depend on your requirements. Make sure you provide us with an accurate profile of the type of person that you wish to let your property to. Please be aware that the tighter you are with your requirements the longer it may take to find you a tenant. The majority of our tenants are working professionals, but be assured, all tenants are fully referenced and any relevant information forwarded to you for your approval. We feel that giving a good service is the best way to ensure that the tenants treat your property with respect.

Handling tenancy agreements

Ship Shape Management will prepare a professionally drafted tenancy agreement and provide you with a copy for your approval and future reference. Amendments can be made for unique requirements / requests.

Rental payments & Collection

Ship Shape Management will collect the monthly rental payments on your behalf and upon cleared funds, make payment via the Bank Automation Clearing System (BACS). This system allows us to transfer rent directly into your account from ours and ensures that you receive your rental as quickly as possible after it has been collected.

Property inventory service

All landlords are advised to have a detailed inventory when renting out their property. This is necessary to protect any possessions remaining in the property. It is impossible to make deductions from a tenants deposit without a schedule of condition of all the items before commencement of tenancy and afterwards. Ship Shape Management employs specialist inventory clerks to undertake this important process if required.

Refurbishment and repair rervices

With a high volume of property on the rental market, it is always important that our Landlords’ properties are presented in excellent condition. We are able to offer refurbishment services ranging from minor repairs to complete renovation.
