Service Levels and Fees

Ship Shape Management offers some of the most competitive charges in the market:

Lettings Service

8% + VAT. Payable at the commencement of the tenancy, this service includes:

  • Marketing and Advertising as appropriate
  • Introduction of prospective Tenant for the Property
  • Coordinating and conducting the viewings
  • Negotiating the terms of the Tenancy between yourself and the Tenant
  • Letting on extended tenancies - 8% + VAT for the remainder of the tenancy

Lettings & Rent Service

9% + VAT. Payable at the commencement of the tenancy, this service includes:

  • The services itemised in Lettings above, plus:
  • Collection of references
  • The receipt of and management of rent on your behalf
  • The demand of rent in the absence of payment
  • The forwarding of net rents to yourself or your bank
  • The preparation and submission of quarterly rent statements
  • Letting on extended tenancies - 9% + VAT for the remainder of the tenancy

Full Management Service

10% + VAT. Payable monthly, this service includes:

  • The services itemised in Lettings, Lettings and Rent Service above, plus:
  • Notifying service companies
  • Day to day management matters including minor repairs up to a maximum of £250 + VAT
  • We will pay out of rents received current outgoings such as ground rent, any insurance premiums and service charge and/or maintenance charge or similar contribution to shared expense and account to you regularly
  • Property visits will include non-expert investigation of defects
  • Arrange safety regulation checks (at agreed fees)
  • Letting on extended tenancies - 10% + VAT for the remainder of the tenancy

Room-by-Room Rental

Option only on a ‘Full Management’ Service basis, at a per room commission rate of 10%. (Please note that this option will only be available where properties comply with all Statutory and Health & Safety requirements for Homes in Multiple Occupancy - HiMO).

Vacant Property Management

Monthly fee of £200 + VAT.

Furnishing/Refurbishment payable on completion of works

Administration fee of 8% + VAT of the total cost payable by you. We have significant experience in this area.

Tenancy Agreement

  • Standard tenancy agreement - £80 + VAT, if required
  • Extended standard tenancy agreement - £50 + VAT, if required
  • Room-by-room tenancy agreement - £40 + VAT, if required
  • Extended room-by-room tenancy agreement - £25 + VAT, if required

Inventory Services

Guide Prices:

  • Inventory creation = £80 + VAT
  • Check In or Out – Unfurnished = £65 + VAT
  • Check In or Out – Furnished = £75 + VAT
  • Combined Inventory creation and Check In – Unfurnished = £100 + VAT
  • Combined Inventory creation and Check In – Furnished £120 + VAT

Additional Services

  • £40 + VAT per hour when handling maintenance matters or odd jobs on all ‘non-managed’ properties
  • CORGI Gas inspection - £150 + VAT
  • Full safety inspection - Separate quotes will be provided.
  • Smoke alarm installation - Separate quotes will be provided.
  • Key cutting services - Separate quotes will be provided where required. (At least 3 key sets will be required per property)
